We provide advice without obligation covering improvements & decorating, compliance with the various regulations (see our legal section), through to rental assessment and letting, (dealing with such issues as length of tenancy and tenant selection), followed by part or full management options.

Absent landlord
If you will be classed as living abroad then we will be classed as your agent under current tax laws. As such we will need to be able to meet our obligations. This is clearly as area which needs careful consideration. We will discuss this with you in required.

Tenancy Agreement
For legal protection, we will prepare detailed a Tenancy Agreement which is based on the latest Housing Act legislation. In some cases a licence agreement may be used but this is unusual. More details on agreements from The Letting Centre.

Inventory management
When an inventory is required we have established relationships with professional inventory clerks who are expert in what they do. This gives us more flexibility in arranging when inventories can be carried out. The inventory make and check-out is normally payable by the landlord and the check-in is paid by the tenant.

Finding a tenant
To help find the right tenant for your property we have established relationships with relocation agents with whom we regularly communicate. We will advertise your property thought our website database technology and if necessary we will use traditional advertising to compliment the web advertising and our normal direct contact work where we seek out a potential tenant for your property.

Scale of charges
Our normal terms are 10% + VAT of monthly rental in advance for tenant introduction, 12% +VAT of monthly rent for managed service and 15% + VAT of monthly rental for premier management service plus disbursements as listed below.

Deposits
For security of tenants deposits we maintain separate client and business bank accounts and if proposed government tenancy deposit scheme is introduced into our area we will use that so that we do not hold deposits.Our bonded client is account is currently held by Llyds TSB Bank Business Services.

Using email as legal document
Please note that current legislation permits the use of email as a legal document.

If you are acting on behalf of a company The Companies Act means that information such as the place of a company's registration, registered number and the address of the registered office must be shown on all forms issued by UK companies. This includes emails.

The Civil Evidence Act 1995 came into force on 31st Jan. 1997. It means that documents generated by computers, such as external emails can be admitted as evidence in legal proceedings. Email, therefore, must be treated in the same way as paper documents. It is believed that faxed documents also fall under the Civil Evidence Act and should include the same details.

For further clarity on this, you may wish to consult your legal advisor to ensure that you meet the requirements of the Act. If you are in any way uncomfortable with using ordinary email we can use encrypted email which is much more secure.
